Property returns in Spain cannot be assessed using the single fraction ‘rent / asking price’. A useful calculation starts with the legality of the model, the total investment and verified cash flows. A forecast remains a scenario, not a promise of results.
Sources checked on 23 October 2026. Market yields and search-query frequency were not measured.
First, establish whether the model is lawful
For tourist rentals, check regional rules, municipal compatibility and the comunidad for the exact address. In Comunitat Valenciana, procedures are published by Turisme Comunitat Valenciana. If the use cannot lawfully continue after purchase, the assumed occupancy must not be included in the calculation.
Total investment
- price and transaction taxes;
- transaction formalities and independent due diligence;
- renovation, furniture and launch;
- financing costs;
- a reserve until the first rental and for major works.
Gross yield: an initial filter
Formula: annual rent ÷ total investment × 100%. With hypothetical investment of €250,000 and rent of €15,000, the result is 6%. This is only an arithmetic example: it does not establish an achievable price, occupancy or future income.
Net operating result
Deduct management and platform fees, owner-paid cleaning, comunidad charges, IBI, insurance, owner-paid utilities, maintenance, licensing and reserves from actual rent. Show interest and tax separately so that the property is not confused with the financing structure and personal status.
If operating expenses in the hypothetical example are €6,000, €9,000 remains, or 3.6% of €250,000. The tax result may differ. Agencia Tributaria explains property taxation for non-residents.
Occupancy without invented precision
Maintain a monthly calendar and three scenarios: baseline, conservative and stress. Allow for cancellations, vacancy and repairs. INE data show aggregate seasonality for apartments but do not guarantee an individual apartment's performance: official statistics.
What to request
- Monthly owner payouts and occupied nights.
- Commissions, cancellations and refunds.
- IBI, comunidad charges, insurance and maintenance.
- The legal basis for letting.
- The management agreement and termination terms.
Do not accept a model built solely on peak weeks or a promise of guaranteed returns. For expenses, use the owner's annual budget.
Income that can be verified
For an operating property, request monthly owner payouts, bookings, cancellations and commissions for the same period. Match stay dates to receipts and separate out refundable amounts. A calendar screenshot without bank payouts does not substantiate income, and one high-earning week does not describe a year. If no data are available, build a scenario using explicitly stated assumptions and reduce confidence in the result.
Operating expenses by responsible payer
- For each check-in: cleaning, linen, consumables and the platform commission.
- Monthly: management, internet, fixed utility charges and property checks.
- Annually: IBI, comunidad charges, insurance, equipment maintenance and applicable permits.
- Irregularly: furniture, repairs, vacancy following an incident and special comunidad contributions.
Specify who actually pays each line item. An amount deducted by the manager before the owner is paid is still part of the property's economics.
Three scenarios instead of one attractive figure
Use verified data in the baseline scenario; reduce occupied nights and the average net payout in the cautious scenario; add vacancy and unplanned repairs in the stress scenario. Do not change unknown variables simultaneously in a way that hides the reason for the result. Show gross income, operating result, debt service and tax separately.
Return on invested capital
When a mortgage is used, the property's return and the return on equity answer different questions. The latter may look higher because of borrowed funds, but comes with mandatory payments and interest-rate or exchange-rate risk. Do not deduct principal repayments as an ordinary operating expense without explanation: for cash flow they are a payment, while for the capital structure they reduce debt.
When to stop the calculation
- The legal rental regime at the address has not been confirmed.
- The seller does not provide a verifiable history of receipts.
- The manager does not disclose commissions and termination terms.
- The model only works at a constant peak price.
- No reserve for vacancy and repairs remains after purchase.
Such an outcome does not prove that the property is bad; it means that the proposed investment model cannot yet be substantiated.
Comparison with an alternative
Compare the property not only with another apartment but also with the option of not buying now. Consider the liquidity of your reserve, management time and possible vacancy. This does not require a market forecast: simply show how much money is tied up in the property, which mandatory payments arise and what result remains under a cautious scenario.
Monitoring after purchase
Each month, retain records of payouts, occupied nights, cancellations and expenses by category. Once a quarter, compare actual figures with the original scenario and explain deviations. Do not retrospectively change the formula to preserve an attractive percentage. Show major repairs and furniture investment separately, and document their useful lives for management calculations and the tax specialist.
If the rental format changes, recheck the legal and tax regime. Permission for one type of use should not automatically be extended to another.
Before deciding, record the minimum acceptable result and the reason for buying. If personal use has value, show it separately from cash income rather than turning it into fictitious rent. When comparing two properties, use the same period, expense categories and tax status. Otherwise the difference in percentages reflects the methodology rather than investment quality.
Keep the original calculation inputs.
