We then discuss available options, clarify the terms with the owner and help prepare questions before the viewing. We do not pass off an old database of properties for sale as current rental listings: we show specific options and prices only after checking that they are up to date.

Your property under your control — care according to an agreed plan
Letting a property involves more than publishing a listing. The home must be prepared, enquiries answered, viewings arranged, move-in agreed and the property kept in good condition. Laverna offers to manage these tasks within the scope we agree with you for the specific property.
Assessing readiness for rental
We will discuss the home's condition, equipment, photographs, description, occupancy rules and any improvements needed before bringing it to market.
Promotion and enquiries
We will prepare the property materials, agree the listing channels, handle enquiries and arrange viewings for interested tenants.
Agreeing the terms
We will help gather information for the owner's decision, agree practical move-in details and record the property's condition and inventory at handover.
Cleaning and maintenance
We will arrange cleaning before move-in and after move-out, and coordinate necessary work: minor repairs, maintenance and property care.
Communication and tenant queries
We will agree how to communicate about day-to-day matters and maintenance requests. Matters requiring the owner's decision will be passed to them with clear context.
Transparent agreements
We will define the services, expense approval process, reporting format and limits of Laverna's authority in a written agreement in advance.

Management starts with a conversation, not a standard rate
An apartment for long-term rental and a home for seasonal stays require different processes. We will propose a practical arrangement once we understand the property, your goals and your desired level of involvement.
- Getting to know the property. You tell us about the location, property type, equipment and intended rental arrangement.
- Preparation plan. We discuss what needs to be done before listing: cleaning, photos, inventory, minor work and rules of use.
- Agreeing the services. We record the tasks, fees, expenses, reporting arrangements and decision approval process.
- Launch and ongoing support. Once the terms are agreed, we begin promotion and work on the property within the agreed scope.

What should be discussed before handing over a property for management?
Do you work with long-term and short-term rentals?
We can discuss both scenarios, but the available arrangement and scope of services depend on the property's location, condition and applicable requirements. We confirm whether the specific arrangement is possible before launch.
Who pays for cleaning and repairs?
Payment arrangements, expense limits and the need for the owner's prior approval are set out in an individual agreement. Without it, we do not quote fixed rates.
Will you monitor the condition of the home?
We will agree the arrangements for inspections, photographic records, responding to enquiries and reporting. Inspection frequency and the scope of work depend on the selected package and access conditions for the property.
Can I contact you just to find a tenant?
Yes, the questionnaire allows you to select finding a tenant as a separate task. After getting to know the property, we will clarify the scope of work and terms.
Is there currently a catalogue of rental properties?
The database published on the website is for sales and is not a rental catalogue. Send us your requirements: we will check the available options and provide only confirmed information.
Who checks the contract and legal requirements?
We coordinate the practical aspects of renting. The contract, rules of the specific municipality, registration and tax matters should be checked with independent specialists in Spain before letting begins.
