Costa Blanca or Costa Cálida: where is it better to buy a home?

The Costa Blanca and Costa Cálida belong to different autonomous communities and cannot be reduced to a debate about “which is better”. A family choosing a neighbourhood to live in Spain

Costa Blanca and Costa Cálida belong to different autonomous communities and cannot be reduced to a debate about ‘which is better’. Costa Blanca is the coast of Alicante province; Costa Cálida is the coast of the Murcia region, where the choice includes both the Mediterranean and the shores of the Mar Menor. The decision depends on the airport you need, urban surroundings, type of coast and transaction rules.

Sources checked on 23 October 2026. Average prices, yields and subjective rankings are not provided without a consistent sample.

First choose the type of place, not the coast

On Costa Blanca, a city apartment in Alicante, a high-rise resort building in Benidorm and low-rise housing in a small municipality serve different needs. On Costa Cálida, Cartagena, the coastal towns of the Mar Menor, La Manga and the Mediterranean coast of Mazarrón or Águilas likewise cannot be lumped together. Murcia's official portal expressly distinguishes the calm waters of the Mar Menor from Mediterranean beaches in its coastal catalogue.

Airport and transport: check your own route

Aena publishes current destinations separately for Alicante-Elche Miguel Hernández and Región de Murcia. Do not equate the number of flights with the convenience of a specific home: compare the destinations you need, timetable seasonality, ground transfers and an alternative route. For travel without a car, separately check rail and bus services on an ordinary winter day.

Mar Menor: a distinct setting, not another name for the sea

Homes by the Mar Menor are chosen beside the lagoon; La Manga separates it from the Mediterranean. This affects the view, aquatic environment and road logistics along the long strip, but does not allow advance conclusions about a specific beach's quality. Before buying, consult official information for the chosen location and visit it in different seasons.

Taxes and rentals must be checked for the different regions

The Valencian Community and the Murcia region set their own transfer tax rates, tourist rental procedures and regional requirements. You therefore cannot use a calculation or registration number from the other coast. Request a written calculation based on the address, date, property type and buyer's status.

Shortlist matrix

  • City or resort: which services operate all year round?
  • Mediterranean or Mar Menor: which shore suits your needs?
  • Without a car: can you manage an ordinary week using the winter timetable?
  • Building: comunidad, façade, lift, parking and planned works.
  • Legal framework: tax, rental rules and planning compatibility at the exact address.

After choosing the location, check the property out of season using the permanent-living checklist. It matters more than the coast's general label.

Costa Blanca: do not confuse the north, the city and the south of the province

In Alicante province, urban life in the capital differs from a high-rise resort building, a low-rise residential development or a detached villa. In the north, the terrain can increase dependence on a car; in a dense urban setting, parking, noise and the condition of the shared building matter more; in an outlying development, roads, utility networks and year-round services matter. Check these differences by address rather than inferring them from the general name Costa Blanca.

Costa Cálida: distinguish the Mar Menor from the open Mediterranean

The lagoon shore, La Manga and Mediterranean municipalities offer different water and road environments. For La Manga, actual distance along the main road and seasonal congestion are especially important; for Cartagena, urban routes and services; for smaller coastal places, transport and healthcare provision in winter. Check the condition of a particular beach using official information current at the time of selection, not an old listing photograph.

Checking life without a car

Plan the same week for each candidate: airport, grocery shop, medical centre and an intercity trip. Use official winter timetables and allow for the final stretch on foot. Having an airport in the region does not mean there is a convenient public transfer to the chosen development; check flight destinations and seasonality on Aena immediately before deciding.

Compare the building and annual costs on the same basis

  • IBI and local charges: from bills and municipal rules.
  • Comunidad and derramas: from the building's budget and minutes.
  • Water, climate-control equipment and internet: from availability and actual contracts.
  • Façade, roof, pool and garden: from their condition and estimates, not a photograph.
  • Rental rules: by autonomous community, municipality and comunidad.

The final decision should identify not the ‘best coast’, but the best of the checked addresses for the specified lifestyle, budget and ownership period.

Water risk and the condition of the coast

For both coasts, check the exact address on official MITECO flood maps and regional sources rather than drawing conclusions from the distance to the shoreline. Inspect access, the garage and lower rooms after rain, and request the history of insurance claims and comunidad works. A map covers the scenarios studied and does not guarantee freedom from all damage; technical and insurance conclusions require specialists.

Resale without promises

Compare the pool of future buyers: who could live without a car, whom the layout suits and what annual costs they would have to accept. A neighbouring apartment's asking price does not prove the sale amount or timeframe. Gather comparable properties with dates and characteristics, distinguish new builds from resale homes, and do not extend conclusions from one municipality to the whole coast.

Before shortlisting, establish acceptable compromises: less space for an urban setting, a longer journey for a detached house, or giving up tourist letting for legal certainty. The comparison will then not change its rules after every viewing.

Separately check the language and accessibility of municipal procedures, medical services and comunidad administration. For a remote owner, a representative's authority and a clear channel for receiving notices are important. These organisational costs are rarely visible in a listing, but they affect the ability to own a property without constant travel.
