Source of funds when buying property in Spain
Documents that may be requested to evidence source of funds when buying in Spain: money map, bank statements, translations and payments.

AI-generated editorial illustration of document preparation; it is not evidence of the source of funds or of passing a compliance check.
A bank, notary, lawyer or another obliged participant may request information about the buyer's identity, the owner of the money and its origin. This does not amount to an accusation: it forms part of anti-money-laundering procedures. The earlier a clear chain of documents is assembled, the lower the risk of a transfer or signing being delayed by missing evidence.
Why the source of money is checked
Spain's Ley 10/2010 imposes identification, business-purpose and monitoring duties on the entities it lists, including participants in financial and professional transactions. The specific extent of the checks depends on the assessed risk and the circumstances of the purchase. For that reason, the same list of documents cannot be assumed to apply to every buyer.
Do not try to guess the minimum package or split payments to avoid a question. That is not a solution and may create further concerns. The proper approach is to identify the actual owner of the money, explain the economic reason why it was received and document its route from the original source to the account used for the purchase.
Prepare a money map
Start with a table: amount, currency, originating account, owner, reason for receipt, date, intermediate accounts and intended recipient. Add property price, taxes and costs so the total budget can be reconciled with transfers. The table is a guide, not a substitute for bank records.
For savings from income, prepare evidence showing income and accumulation over a reasonable period. For proceeds from selling property or a business, retain the contract, settlement evidence and account credit. For inheritance or a gift, relevant instruments and evidence of applicable formalities may be useful. Agree the exact package with the reviewing party.
Do not merge several sources into one explanation. Separate chains are easier to review. Where a spouse, relative or company is involved, a specialist must establish who owns the funds and on what basis they are directed to the buyer.
Account holder and buyer
A transfer from another person's account is not a technical detail. The relationship, legal basis and ultimate owner may need explanation. Before sending, ask the bank and lawyer whether the structure is acceptable and what evidence is required. Do not label the payment a loan or gift retrospectively.
Where a company buys, its representatives and beneficial owners are checked as well as the company. The fact that a company has been registered does not, by itself, explain where its money came from. Prepare information about its structure, the corporate documentation and evidence of the representatives’ powers in advance, with a specialist in this field.
Bank statements and data security
Ask the person or institution that will review your statements to specify the exact document format and the period that the statements must cover. Download documents from the official bank, retain pages showing holder and details and do not edit content in a way that breaks the transaction trail. If irrelevant purchases may be hidden, agree this first: extensive redaction can make a document unusable.
Financial documents contain sensitive data. Send them only to a verified recipient through an agreed channel and ask about purpose and retention. Do not send statements to a general viewing chat or unknown intermediary. A lawful check does not remove data-security requirements.
Translation, apostille and document language
Foreign documents may require translation and some may need formal authentication. Do not order everything indiscriminately: first obtain a written list from the notary, bank or lawyer. Confirm whether sworn translation is needed, whether the whole document must be translated and how current it must be in practice.
Names, account numbers, dates and amounts must match across original, translation and customer form. Explain transliteration differences in advance with supporting evidence rather than leaving them until completion day.
When foreign currency is involved
Separate origin from conversion. A sale agreement explains source; bank confirmations show the subsequent route and exchange. Record fees, dates and the amount actually received, but do not treat a past rate as a promise of a future outcome.
Allow time in the schedule. An international transfer may undergo internal bank review; this article sets no processing time. Before sending, confirm payment details through an independent channel because substituted instructions are a separate risk.
Connection with the contract and notary
The draft contract should describe price and payments correctly. A reservation payment counts towards the total only as provided in the contract and must not be counted twice. Keep evidence for every payment and report a route change before signing.
If a bank finances part of the price, own funds still need explanation. Mortgage approval does not exempt the other money from checks. If support comes from a relative, agree its civil and tax character before transfer.
Red flags
- A request to name another sender without documented basis.
- Splitting payments to evade checks.
- Mismatch between buyer, account owner and explanation.
- Cash without an evidenced history.
- Forged or improperly edited bank records.
- Payment details changed only by email without verification.
- An intermediary's promise that “the notary will ask nothing”.
Do not invent a convenient account when questioned. Stop the payment, gather records and seek independent advice. Controls must not be circumvented, and this article does not help conceal an owner or money route.
Buyer's working file
- Identity and address evidence when requested.
- Table of sources and money routes.
- Statements showing the account holder.
- Income, sale, inheritance, gift or loan documents.
- Currency-conversion and international-transfer confirmations.
- Translations and any formal authentication procedures that the specialist has requested in writing.
- Contracts and receipts for reservation and price.
- Secure delivery channel and recipient list.
