Bank valuation and technical inspection of a home in Spain
How a bank valuation differs from a technical inspection: purpose, reports, mortgage, defects and checks before paying a deposit in Spain.

A bank valuation, a technical inspection and legal due diligence answer different questions. The tasación helps the bank assess the collateral for financing, an engineer investigates the condition and risks of the building, and a lawyer compares rights and documents. One report does not replace the other two, even if the professional visited the property in person.
Why the bank needs a tasación
For a mortgage, the bank assesses the property as security for the loan and as part of its own risk analysis. Banco de España explains that the valuation is used to determine the value of the collateral. The customer pays for the valuation in the circumstances described by the mortgage formalisation rules. The result may affect the amount of financing available, but it is not a promise by the bank to lend a particular sum.
The appraised value is not automatically the contract price, the future resale price or the renovation budget. The seller and buyer may agree one amount, the valuer may reach another, and the bank may apply its own lending criteria. Before signing arras, clarify what happens if the tasación is lower than expected and your available funds are insufficient.
Useful questions to ask the bank
- whether a valuation is required before final approval of the specific property;
- which valuation companies are accepted and whether you may submit your own valid valuation;
- how the bank relates the appraised value, purchase price and loan limit;
- how long the report remains valid for the bank procedure;
- which property documents the customer must provide;
- what happens to the application if the price and valuation differ substantially.
What regulates a bank valuation
Order ECO/805/2003 establishes property valuation rules for specified financial purposes, including mortgage security. This is a specialised regulated task with a methodology, report requirements and assumptions. That methodology makes the report important to the bank, but does not turn it into a comprehensive building survey.
Check the stated purpose of the specific document. An estate agent’s brief opinion of market value, a portal’s automated estimate and a tasación for a bank are different products. Ask for the full report and verify the address, cadastral reference, stated areas, condition, assumptions and date. If the actual layout differs from the documents, refer the discrepancy to both the lawyer and the technical specialist.
What the technical specialist does
A technical inspection is organised around the buyer’s questions: the condition of the roof and façade, signs of damp, cracks, windows, building services, ventilation, terraces, pool and anticipated works. Its scope depends on the type of property and the brief. Inspecting a flat without access to common areas does not establish the condition of the entire building; a visual inspection without measurements does not rule out hidden defects.
Before commissioning the work, specify which rooms and systems must be accessible, whether documents will be reviewed, whether measurements are needed and whether the works should be prioritised approximately. Ask what limitations will remain: closed cavities, furniture, lack of electricity or inability to access the roof should be recorded in the result.
Do not ask the engineer to guarantee that no future problem can arise. The aim is a professionally reasoned observation as at the inspection date, a list of risks and recommendations for the next steps. Particular questions may require an electrician, pool specialist, architect or another appropriately qualified professional.
Legal due diligence covers a third group of risks
Even a technically sound flat may have an encumbrance, an unauthorised extension or a third party’s right of use. The lawyer checks the owner, the nota simple, contracts, debts, the description of the property and the applicable transaction terms. The lawyer does not determine the cause of a crack or calculate the capacity of the electrical installation.
Comparing all three workstreams is particularly important. If the valuer states one area, the cadastre another and a physical measurement a third, do not simply choose the most convenient figure. Record the source of each measurement and ask the professionals to explain the legal, valuation and practical significance of the discrepancy.
Why one value does not answer whether a property is expensive
The buyer needs the full amount: price, taxes, formalisation costs, urgent works and a reserve. A tasación is not required to include your personal budget for bringing the home up to the desired level of comfort. A flat may be acceptable collateral yet need new windows and equipment; another may be valued similarly although the main works have already been documented.
Compare options using the same table. List separately the asking price, appraised value, confirmed renovation works, unresolved risks and annual costs. Do not automatically deduct an assumed renovation cost from the price: it is relevant to the decision and negotiations, but the outcome depends on the seller and the market.
Steps to take before paying a deposit
- Obtain the bank’s preliminary position on financing and your required funds.
- Collect the property documents with an independent lawyer.
- Commission a technical inspection under a written brief.
- Determine when the bank tasación is required and who orders it.
- Compare the address, areas, rooms and annexes across all reports.
- Calculate a scenario with a lower valuation and another with identified works.
- Record material financing and inspection conditions in the contract with your lawyer.
The sequence may vary, but it is risky to sign an irreversible commitment on the assumption that a future valuation will confirm both price and condition. Mortgage pre-approval normally concerns the customer and the initial information; the specific property must still pass the bank’s procedures.
Red flags when reviewing reports
- the report concerns another address, unit or an outdated configuration;
- the buyer is shown only the final number, without the document and its assumptions;
- the bank valuation is described as a guarantee that there are no construction defects;
- the technical inspection excluded important areas but does not disclose that limitation;
- the area description mixes usable area, built area, terraces and shares in common areas;
- the seller demands that the buyer waive an independent check because a valuation already exists;
- the buyer calculates the loan from the advertised price without confirmation from the bank.
If the reports disagree
First establish whether the figures being compared actually measure the same thing. Built area and usable area need not be identical. The date, methodology and inclusion of common elements also matter. Ask each professional to clarify their figure in writing; do not amend reports yourself.
If a defect is identified, obtain an understanding of its cause and the scope of work, not merely a round estimate. If the problem is documentary, a technical quotation does not legalise the property. If the valuation is below the price, discuss your funds and decision conditions with the bank; an agent cannot guarantee that the report will be changed.
Final decision sheet
- Financing: confirmed limit, own funds and conditions before drawdown.
- Valuation: purpose, date, value and key assumptions.
- Technical: inspected areas, defects, priorities and limitations.
- Legal: owner, encumbrances and consistency between the property and its documents.
- Budget: price, transaction costs, works and reserve.
- Contract: what happens if the bank refuses finance or the inspection produces a material result.
The decision should not be based on the highest number in a report, but on whether the property fits the financing, documents and your plans for living there.
